Tuscany is a northwest Calgary community established in 1994 that CREB describes as the fifth largest in the city. The 2021 Census counted 19,700 people in private households and 6,570 occupied dwellings.

Where it is and how it was built
Tuscany sits in the northwest quadrant of Calgary. CREB says Crowchild Trail and Stoney Trail border it and that it occupies a western plateau with views of the Bow River valley to the south and the foothills and Rockies to the west. Views vary lot by lot, so judge them from the property itself.
CREB gives 1994 as the year the community was established and calls it the fifth largest in the city. The article does not name the original developer. One later enclave, Tesoro, was built in 2016 on 128 lots by Avi Land.
Homes and housing types
The City’s 2021 Census profile counts 6,570 occupied dwellings. Of those, 5,540 (84%) are single-detached houses. There are 495 apartments in buildings under five storeys (8%) and 405 row houses (6%). Semi-detached homes number 115 (2%). The profile records no apartments in buildings of five storeys or more.
Most of the housing is from one building period. About 64% of dwellings date from 2001 to 2010 and 28% from 1991 to 2000. Owners occupy 89% of dwellings and renters 11%. Median household income in 2020 was $142,000, against $98,000 for the city as a whole.
The residents association and the Tuscany Club
Tuscany has two separate groups. The Tuscany Residents Association owns and runs the Tuscany Club. Its 1 April 2026 billing letter, covering 1 April 2026 to 31 March 2027, says the fees are mandated by an encumbrance registered on each property title. The fees pay for the club and its grounds and for enhanced maintenance of public park areas. Billing is annual, on 1 April.
The dollar amount for 2026-27 was not stated on the pages reviewed, so it is not quoted here. Ask the association for the current fee before making an offer and have a lawyer read the encumbrance on the title. The association lists its office at 212 Tuscany Way NW.
The club’s facilities, as listed by the association, include fitness classes, open gym, rentable rooms, a splash park, playground, winter skating rink, seasonal tennis and pickleball courts and a skate park. The Tuscany Community Association is a separate voluntary group.
Parks, recreation and services
CREB mentions walking trails, playgrounds and parks, the Shane Homes YMCA at Rocky Ridge one community north and Canada Olympic Park to the south. Calgary has no library branch inside Tuscany. The Calgary Public Library lists Crowfoot, Rocky Ridge and Nose Hill branches in the northwest. Shopping inside the community was not confirmed from a primary source.
Roads and transit
Tuscany Station is the northwest terminus of the Red Line. Calgary Transit’s station map shows bus routes 26 and 74 at the terminal. Its park and ride page lists Tuscany-North with 61 free, 206 reserved and 7 four-hour stalls and Tuscany-South with 165 free, 112 reserved and 7 four-hour stalls. Treat the counts as indicative, since the rules for those lots can change.
The community is bounded by Crowchild Trail and Stoney Trail. Drive times to the airport or downtown depend on traffic, so test the route at the hours you would travel.
Schools
Tuscany School, part of the Calgary Board of Education, is in the community and offers a French Immersion program. Its grade span and street address were not shown on the pages reviewed. Attendance areas are set by the boards and must be confirmed for the address with the board before relying on any school.
What to check on a home here
Most homes were built between 1991 and 2010, so ask for the dates of the last roof and siding replacement. Both hailstorms that struck Calgary in recent years, in June 2020 and August 2024, affected large parts of the city and Insurance Bureau of Canada figures do not break damage out by community. He is not a home inspector, so a licensed inspector should examine the house. CREB reports prices by district and does not publish a figure for Tuscany itself. In its September 2026 package the North West district benchmark was $781,400 for detached homes and $680,000 for semi-detached. Row homes were $434,000 and apartments $274,900.
