Where Huxley is

Huxley is in east Calgary. The City’s community dataset puts it in the East sector and lists it as developing. Truman describes it as a master-planned community on Calgary’s east side within the Belvedere area structure plan, also called Huxley in West Belvedere, with its sales centre at 11 and 15 Huxglen Grove NE. The street address reads NE, but the City sector is East, so this guide uses east Calgary.

Truman lists Deerfoot Trail, 17 Avenue and Glenmore Trail as roads for access, about 15 minutes to downtown and East Hill Shopping Centre next door. These are the builder’s statements, so check them at your own travel hours.

Who is developing it

Truman describes itself as a Calgary master home builder and developer. City planning applications in the area involve several landowners and which file is Huxley and who owns which land was not confirmed from a primary page, so no unit counts are given here. The start year is also not confirmed. Ask the builder for the outline plan and the full build-out plan.

What is built and what is planned

Truman lists single-family homes, front-drive and rear-drive, with revenue suite options on most plans. Nine plans range from about 2,009 to 2,664 square feet, with advertised starting prices from the $660s to the $730s on 2026-10-08 and one plan was not priced. These are builder list prices, not CREB data. Phase 1 lot maps show lots marked as spec or quick possession, conditionally sold and sold, which indicates that only the first phase is being built. Other builders and housing types may follow, but they were not confirmed.

Truman advertises over 13 acres of parks, trails and open space. Which parts exist today was not confirmed and no residents association fee was found. Ask whether any fee, encumbrance or architectural control applies and have a lawyer check the title.

Transit, schools and noise

Truman says Huxley is on the future 17 Avenue bus rapid transit line. Calgary Transit has not been checked for the line’s timing or stops and the nearest CTrain station was not confirmed. No school inside Huxley was confirmed and attendance areas are set by the boards and must be confirmed for the address.

Huxley does not appear in the City’s table of proposed airport noise contour changes, but the table covers changes only. Check the City’s airport vicinity map for the specific lot. Both the June 2020 and August 2024 hailstorms affected Calgary and the Insurance Bureau of Canada does not report by community, so ask a broker about roof coverage and see the hail and roof guide.

New home warranty and the builder contract

For a new home in Alberta, request the warranty certificate and the warranty provider’s name and ask what is covered for materials, the building envelope and structure and for how long. In the contract, look at the possession date and the remedy for delay, deposit terms, lot grading and landscaping responsibility, upgrade pricing and whether a revenue suite is included. A lawyer should review the contract. Derek Bryer, who worked more than 20 years in residential construction, suggests comparing the finished house to the plans at the walkthrough. He is not a home inspector.

Prices and what to verify

CREB reports by district and has no figure for Huxley. Its September 2026 East district benchmark was $476,200 for detached homes. East is dominated by older communities, so that number does not describe new construction here. The best reference is the builder’s list on 2026-10-08.
