Calgary is organized by quadrant and by community and each community has its own housing, fees and roads. The guides below cover twelve Calgary communities and five municipalities outside the city.

Southeast and south Calgary

Mahogany, Auburn Bay and Cranston are in CREB's South East district, where the detached benchmark was $698,900 in September 2026. Legacy is in the South district, at $709,400.

West Calgary

Springbank Hill and Aspen Woods are in the West district, where the detached benchmark was $993,700 and the apartment benchmark $321,700.

Northwest and north Calgary

Tuscany is in the North West district, at $781,400 for a detached home. The North district, where the City's sector map places Evanston and Sage Hill, was at $640,200.

Outside the city

CREB's total residential benchmarks for September 2026 were $505,800 in Airdrie, $575,400 in Cochrane, $606,800 in Okotoks and $690,200 in Chestermere. Each sets its own property tax rate.

How were these communities chosen?

They are the Calgary communities and nearby municipalities where Derek Bryer works most. Each guide is built from City, municipal, school board, transit and Calgary Real Estate Board sources, which are listed at the end of the guide.

Why do the guides quote district prices?

The Calgary Real Estate Board publishes benchmark prices by district and property type in its public monthly package, not by single community. Each guide names the district it uses and the month of the figure.

Which district had the highest detached benchmark?

Among the districts these guides fall in, the West district, at $993,700 for a detached home in September 2026 (CREB). Springbank Hill and Aspen Woods are in that district.

Are Okotoks, Cochrane, Airdrie, Chestermere and Langdon part of Calgary?

No. Airdrie and Chestermere are cities, Cochrane and Okotoks are towns and Langdon is a hamlet in Rocky View County. Each has its own council, property tax rate and services, which the guides set out.
