Living in Springbank Hill, Calgary

Prices first, then the housing behind them

Springbank Hill is in CREB’s West district, where the September 2026 detached benchmark was $993,700. The semi-detached benchmark was $826,000, row $439,600 and apartment $321,700. These are district figures that also cover Aspen Woods; they are not prices for Springbank Hill. CREB publishes community statistics but suppresses communities with fewer than 10 sales over three years; no public community file could be found for this guide.

For comparison, the CREB City of Calgary detached benchmark for the same month was $739,400. Over the year to September 2026 the West district detached benchmark changed by +2.69%, against -1.55% for South East and -0.82% for South. Those are past figures. The housing stock

In the 2021 Census, 2,560 of 3,280 occupied dwellings were single-detached; 78%. Apartments in buildings under five storeys numbered 345 (11%), apartments in buildings of five storeys or more 140 (4%), semi-detached homes 170 (5%) and row houses 55 (2%). Owners held 84% of homes and renters 16%.

The build years are earlier than the other communities in this series. The census shows 64% of dwellings built from 2001 to 2010, 16% from 1991 to 2000 and 14% from 2011 to 2015. The civic census recorded its first residents in 1996, with 431 people. The 2021 Census counted 9,840 people in 3,275 households, close to the 2019 civic figure of 9,859.

Checking a house of this age

Roof and exterior age are fair questions on any house from the 2000s. Derek Bryer, an associate with eXp Realty who spent more than 20 years in residential construction, looks at shingle age, flashing, siding, window seals and deck condition on houses from this period. He is not a home inspector, so a licensed inspector should still go through the property.

Schools inside the boundary

City open data places two public schools in the polygon. Ernest Manning High School, at 20 Springborough Blvd SW, is a Calgary Board of Education senior high. Griffith Woods School, at 7652 26 Ave SW, is a Calgary Board of Education school with elementary and junior high grades.

The polygon also includes independent schools: Rundle College Elementary at 7615 17 Ave SW, Rundle College Junior Senior High at 7375 17 Ave SW, Rundle Studio and Menno Simons Christian School at 7000 Elkton Dr SW. Ambrose University is a post-secondary institution in the same area. Attendance areas for public schools are set by the boards and must be confirmed for the address. Independent schools set their own admission rules.

Transit

Routes with a stop in Springbank Hill are 156 (Aspen Woods), 164 (Aspen Summit), 51 (West Springs/Discovery Ridge) and 98 (Cougar Ridge). School routes 699, 731, 732 and 895 also stop here. City transit data also places the 69 Street West LRT stop on Route 202, the Blue Line, inside the community polygon. A 2023 network map from Calgary Transit lists routes 93, 98 and 156 as remaining in service, but current stop data still shows route 164, so check the current route pages for a specific trip.

Compared with the other communities here

Springbank Hill has the highest single-detached share of the six communities in this research set at 78%, with Aspen Woods close behind at 77%. Its West district detached benchmark of $993,700 is also the highest of the three CREB districts covered, against $709,400 for South and $698,900 for South East. These are published district figures and not forecasts.

Row houses were 2% of dwellings and semi-detached homes 5%. Apartments, at 15% in total across both height bands, are the other main type, so a buyer looking at a condominium should read the documents with the condo buying guide.

Services and recreation

City datasets list Westside Recreation Centre at 2000 69 St SW and Signal Hill Library, with the Nicholls Family Library also listed. The hospitals listed in the City data include the Alberta Children’s Hospital and Foothills. Parks, pathways and shopping were not confirmed from a primary source for this guide.

What was not confirmed

Bordering roads are contradictory in the secondary sources, so none are listed. A developer was not confirmed. Any homeowners association fee was not confirmed, so ask whether anything is registered on title before an offer. Flood hazard varies by address and should be checked on the City flood map, with coverage questions going to an insurance broker.
