Use the row for the kind of home you own or want. A detached house and an apartment are different markets: in September 2026 the detached benchmark was 2.5 times the apartment benchmark and apartments had 5.29 months of supply against 3.31 for detached homes. The city recorded 3,354 new listings in the month and ended it with 6,486 homes in inventory.
Prices by district
CREB divides the city into districts and reports a benchmark for each property type in each one. Its public package does not give a figure for a single community, so each community guide on this site quotes the district it sits in.
| CREB district | Detached | Semi-detached | Row | Apartment | Guides |
|---|---|---|---|---|---|
| North West | $781,400 | $680,000 | $434,000 | $274,900 | Tuscany |
| North | $640,200 | $484,100 | $373,400 | $298,400 | Evanston, Sage Hill, Lewiston |
| North East | $556,600 | $416,500 | $326,100 | $249,500 | Homestead |
| East | $476,200 | $368,600 | $258,300 | $209,800 | Huxley |
| South East | $698,900 | $506,100 | $421,300 | $309,100 | Mahogany, Auburn Bay, Cranston |
| South | $709,400 | $524,400 | $369,200 | $271,900 | Legacy |
| West | $993,700 | $826,000 | $439,600 | $321,700 | Springbank Hill, Aspen Woods |
A district covers many communities of different ages, so its benchmark is a starting point. A newly built community can sit well away from the figure for the older district around it.
Airdrie, Cochrane, Okotoks and Chestermere
| Municipality | Benchmark, total residential, September 2026 |
|---|---|
| Airdrie | $505,800 |
| Cochrane | $575,400 |
| Okotoks | $606,800 |
| Chestermere | $690,200 |
These come from CREB's regional package, which gives one total residential benchmark for each municipality. Langdon is reported within the wider Rocky View region and has no figure of its own.
Benchmark, median and average
CREB leads with the benchmark price, which describes a typical home of one type in one area. The median is the middle sale of the month and the average is the total divided by the number of sales. Both move when the mix of homes sold changes, even if values have not. For planning, the benchmark for your property type and district is the steadier guide. None of the three is a value for a particular home.
Using these numbers
- Selling: a free home evaluation starts from the comparable sales around your own street and the condition of your home.
- Buying: put the price you have in mind through the mortgage calculator and the land title fees calculator. Alberta has no land transfer tax.
- Choosing an area: the community guides set out housing, fees, roads and transit beside the district price.
