Homestead is a new northeast Calgary community that the City lists as building out in the East Stoney Area Structure Plan. The City's 2021 to 2025 growth report names it among six actively developing communities in the Northeast sector.

Where it is and what stage it is at
Homestead is in the City’s Northeast sector, listed as building out and developing. The City’s Suburban Residential Growth 2021 to 2025 report ties it to the East Stoney Area Structure Plan. A developer article describes it as east of Stoney Trail and reached via McKnight Boulevard, though that article is undated and the access may have changed.
No City community profile exists, so there is no census population or dwelling count. The year it started and the planned number of homes were not confirmed.
Who is developing it
The developer article calls Homestead the first community from local developer Partners Development Group. The community’s own site, liveinhomestead.ca, lists builders and starting prices but does not name the developer in the text. Ask for the developer’s name, the outline plan and the phasing before you buy.
What is built and what is planned
The developer’s site lists these builders and advertised starting prices on 2026-10-08: Partners Homes duplexes from the $500s, Trico Homes front-drive and rear-laned from the $500s, Excel Homes front-drive and rear-laned from the $600s and Genesis Builders Group front-drive from the $700s. An older article mentioned townhomes from the mid $300s, which no longer matches the site. Builder list prices are not CREB data.
The developer describes a 19-acre environmental wetland with a gazebo and pathways, 4 km of walking pathways linked to regional pathways, pickleball and basketball courts, soccer fields, a cricket pitch, a 3-acre community association site and a 4-acre commercial site called Homestead Landing. Homestead Landing is described as planned to include a grocery store, childcare, a medical centre and a fitness centre. Which of these are built today was not confirmed and no residents association fee was found, so ask about both and have a lawyer check the title.
Access, response times and the 80 Avenue crossing
The City’s growth report says a flyover of Stoney Trail at 80 Avenue NE is required to serve the plan area. As of fall 2020 the report said Homestead fell outside the Fire Department’s seven-minute response standard and that a transportation study of the 80 Avenue crossing was under way. That is a 2020 statement. A developer article later said an overpass would be built but gave no date, so ask the City and the developer what is open now.
The developer cites access to major roads and Calgary Transit. Routes and the nearest CTrain station were not confirmed. No school inside Homestead was confirmed. Attendance areas are set by the boards and must be confirmed for the address.
Homestead does not appear in the City’s proposed airport noise contour change table, but the table covers changes only. Check the City’s airport vicinity map for the lot. New home warranty and the builder contract
For a new home in Alberta, ask the builder for the warranty certificate and the provider’s name and ask what is covered for materials, the building envelope and structure and for how long. In the contract, check the possession date and what happens if it is delayed, the deposit terms, who completes grading and landscaping, how upgrades are priced and what registered documents apply to a duplex. A lawyer should review the contract. Derek Bryer, who worked more than 20 years in residential construction, suggests comparing the finished home with the plans at the walkthrough. He is not a home inspector.
Prices and what to verify
CREB has no figure for Homestead. Its September 2026 North East district benchmark was $556,600 for detached homes, $416,500 for semi-detached, $326,100 for row and $249,500 for apartments, matched by the City’s sector name and not confirmed by CREB. These are district numbers, so use builder lists for new homes.
Verify the lot and phase, which amenities are open, the status of the 80 Avenue crossing, the possession date and the title.
