Alberta has no land transfer tax. A buyer pays two Land Titles registration fees in its place, one on the transfer and one on the mortgage. Enter a price and a mortgage to see both.

What Alberta charges in place of a land transfer tax

Buyers arriving from Ontario or British Columbia often budget for a land transfer tax of many thousands of dollars. Alberta does not have one. When a home changes hands the Land Titles Office registers the transfer and any mortgage and it charges a fee for each.

Both fees use the same formula, set out in the Land Titles Act: $50 plus $5 for each $5,000 or portion of $5,000, of the amount. The transfer fee is based on the value of the property. The mortgage fee is based on the principal the mortgage secures.

The mortgage column is an illustration that assumes the smallest down payment allowed in Canada at each price. A larger down payment means a smaller mortgage and a smaller mortgage fee.

A worked example

Take a $700,000 purchase. Divide the value by $5,000 to get 140 units. Multiply by $5 for $700, then add the $50 base. The transfer fee is $750. A value of $700,001 counts as 141 units, because part of a unit is charged as a whole one.

What these fees do not include

  • Your lawyer's fee and disbursements for the purchase
  • Title insurance, if you or your lender choose it
  • Property tax and condominium fee adjustments between you and the seller
  • A home inspection and, for a condominium, a review of the documents
  • GST on a newly built home, where it applies
