The 2026/2027 fee, tier by tier

The Auburn Bay Residents Association publishes its annual fee for 2026/2027, including GST. Standard is $523.92, Lake Access is $720.41 and Lake Shore is $1,047.80. The fee is due 1 April and billed in March. Paying by credit card adds a 2% fee; the association says fees are subject to annual compounded inflation increases.

The page does not define which properties belong in which tier; that was not confirmed elsewhere. Before making an offer, ask the association or the seller’s lawyer which tier applies to the address and what the fee has been in recent years. The lake

The association describes a 43 acre lake with a deepest point of approximately 30 feet. There are floating docks, a fishing dock and boat rentals; residents and guests may fish. Park and lake hours were listed as 9 a.m. to 10 p.m. when the page was last checked. A notice dated 25 June 2026 reported Prussian Carp confirmed in the lake, so read the association’s current notices before relying on any water activity.

Use is tied to residence. Landlords can transfer lake privileges to tenants for $100 plus GST; guests sign in through the online Guest Registry. Public access is not stated.

Auburn House, at 200 Auburn Bay Blvd SE, is listed with a banquet room, a gymnasium, an amphitheatre, picnic shelters, tennis courts and disc golf.

Five schools inside the boundary

City open data places five schools in Auburn Bay. The Calgary Board of Education runs Auburn Bay School at 7 Auburn Bay Ave SE (elementary), Bayside School at 15 Auburn Crest Park SE (elementary) and Lakeshore School at 430 Auburn Bay Dr SE (elementary and junior high). Calgary Catholic runs St. Gianna School at 800 Auburn Bay Blvd SE (elementary) and Prince of Peace School at 43 Auburn Meadows Blvd SE (elementary and junior high).

The City dataset gives grade categories and not exact grade ranges. Attendance areas are set by the boards and must be confirmed for the address. A school being inside the community does not decide which school a home is designated to.

Housing from the 2021 Census

The 2021 Census counted 18,090 people and 6,240 households. By structure type, 61% of dwellings were single-detached, 19% were apartments in buildings under five storeys, 10% were semi-detached and 10% were row houses. Owners held 75% of homes and renters 25%; the median monthly owner shelter cost was $2,260.

By period built, 32% of dwellings date from 2001 to 2010, 43% from 2011 to 2015 and 24% from 2016 to 2021. The community is classed by the City as complete. A developer start date was not confirmed, but the civic census recorded its first residents in 2006.

What to check on a house from the 2000s and 2010s

Nearly all Auburn Bay homes were built between 2001 and 2021. Roof age is therefore a fair question for any listing. Transit and roads

Routes with a stop inside the community are 23, 302 BRT, 75 and 79, plus school route 864. No CTrain station is listed in Auburn Bay. The City’s Green Line pages reviewed do not show an Auburn Bay station. Bordering roads were not confirmed from a primary source; the City has not published a drive time to downtown.
